Make an Impact by:

  • Upkeep of Singtel Commercial Buildings facilities at CS, 8G and POC. Ensure high uptime of M&E, ACMV equipment that support critical server equipment for Networks/Enterprise/GIT, Call Centres, key business events, MICE events.
  • Establish good working relationships and support all internal and external stakeholders’ events. Support building enhancement works and develop trust and confidence with cross functional team members.
  • Establish and maintain quality customer service standards.
  • Supervise and oversee Managing Agent (MA) in the provision of property management services to Singtel premises. Convene routine operation meeting involving MA, Security and other service vendors.
  • Assess performance of the term contractors including MA and submit performance assessment report to Directors / Senior Manager / Manager (Cost & Vendor) for endorsement on a quarterly basis.
  • Prepare and certify payment of MA fees on monthly basis. Review and process contractor’s claim and payment submitted by MA.
  • Prepare and responsible to OPEX and CAPEX budget for the assigned sites.
  • Assist FISW Directors / Senior Manager / Manager (Cost & Vendor) in calling tender. Ensure optimized cost for award via scope review, technical evaluation, commercial negotiation.
  • Check and verify Annual Master Maintenance Schedule prepared by the Managing Agent before submitting to Management for approval.  
  • Ensure that Maintenance Schedule of all assigned sites are planned and executed in CMMS (Computerised Maintenance Management System), and all Work Orders are being closed timely.  Any faults reported are being followed through with rootcause analysis.
  • Propose and implement enhancements at sites to enhance service quality and MEP redundancy.
  • Ensure that feedback such as building operations, office ambient temperature, cleanliness of general facilities, pest issues, security operations, IT related from both internal or external stakeholders are promptly attended / addressed / forwarded to the relevant internal teams.
  • Ensure compliance to all government agencies’ timeline for any submission.
  • Conduct routine site inspections to ensure that works are properly carried out.
  • Compile and submit the daily / weekly / monthly operations reports.
  • Register as assigned site Fire Safety Manager, Energy Manager, Water Efficiency Manager (if applicable).
  • Perform any other duties and tasks as and when assigned by Directors / Senior Managers (Facilities).

Skills for Success:

  • Degree in Facilities Management / Electrical / Mechanical.
  • 8 years of related experience in operations of critical building facilities infrastructure.
  • Possess FSM (Fire Safety Manager), SCEM (Singapore Certified Energy Manager), WEM (Water Efficiency Manager Certification) and Fire Safety Manager Certification
  • Proven ability to comply with operational policies and procedures, codes, and regulations by SCDF, BCA, MOM, WSHC.
  • Able to handle cross functional stakeholders at various level.
  • Highly proficient in Microsoft Office, Excel, PowerPoint. Ability with AutoCAD is an advantage.
  • Strong interpersonal, good report writing and presentation skills.
